I founded Corporate Real Estate Advisors (CREA) to provide a new real estate platform that truly represents the fiduciary interests of companies seeking to lease or purchase commercial property. CREA strictly limits its practice to representing the interest of tenants and owner/users (“Tenant”). This has become know as “Exclusive Tenant Representation”. It is a respected practice designed to avoid the conflicting interest so prevalent within full service real estate firms that simultaneously represent landlords, developers and manage properties.

Most business professionals familiar with real estate have been introduced to Exclusive Tenant Representation and recognize its benefits. As a result, Tenant Brokerages have proliferated over the past 30 years and it has grown into a large sector of commercial real estate brokerage. What most people do not understand, however, is that the proliferation of Tenant Brokerage is undermining its initial objective—to protect the Tenant. Tenant brokerages have grown very large with many agents aggressively canvassing a finite supply of business. All too often, two or more agents from the same firm represent different companies competing for the same space. This conflict is becoming more acute as markets begin to tighten.

Clients seldom hear about such conflicts. The agents have worked too long and hard to arrive at this stage of a transaction (12 to 18 months with no compensation, often times longer) and they have no intention of jeopardizing their own commission by informing their client of a legitimate conflict. Typically, the client with the most senior broker with the largest book of business secures the space. The losing client(s) are shuffled to another less desirable space, never the wiser.

Unlike our competition, CREA will not represent two similarly situated companies seeking space in the same market place. We are willing to refuse business that may conflict with an existing client. No large real estate brokerage firm will make this claim. They have too many agents competing internally and enforcing this practice would alienate their agents and cripple their bottom line. CREA can make this claim because it is our desire to represent a small number of prestigious clients at any one time to insure superior service. We are under no pressure from Wall Street to report favorable earnings, nor do we have to report to a parent company regarding that parent’s financial interest in our gross revenue. At CREA we avoid even the appearance of impropriety and represent the fiduciary interest of our clients to secure the most cost effective and logistical sound real estate transaction possible.
